Qualification Criteria For Renting

Thank you for your interest in our rental. Please review the following renting criteria. It is important to note that we comply with all local, state, and federal fair housing laws, and discrimination based on race, gender, sexual orientation, familial status, age, national origin, disability, and religion is strictly prohibited.

Below are the requirements for renting the property located at 124 Lakeshore Dr, Wofford Heights, CA 93285. This is a month-to-month rental property. Maximum 5 people are allowed to live in this property.

Application Process:

  • All adult applicants (18 years and older) must complete a rental application and pay the non-refundable application fee.

  • Identification and proof of income are required for all applicants.

  • A credit check will be conducted on all applicants.

  • A criminal background check will be performed for all applicants.

Applicant Requirements:

All applications over 18 applying must have:

  • A favorable credit history with a minimum credit score of 750 unless covered by SB 267 (Applicants receiving government rent subsidies, credit history will not be used as a basis for denial if the applicant chooses to provide alternative evidence of their ability to pay their portion of the rent. Provide other verifiable evidence of income, such as government benefit statements, pay records, bank statements showing income deposits)

  • Verifiable total household income source that is at least 3 times the monthly rent (For applicants receiving government rent subsidies, this income requirement applies only to the portion of the rent the tenant is responsible for paying. The aggregate gross monthly income of all adult applicants intending to reside together must meet this requirement)

  • Copy of a government-issued photo ID

  • No smoking anywhere on the property, inside or outside

  • No prior unlawful detainers, eviction, or collection records for non-payment of rent

  • No history of eviction or lease violations

  • Renter’s Insurance with minimum policy of $100,000

  • Prove and show the last 6 months of payments to the current landlord

  • Provide a copy of a current utility bill or cell phone bill if named to verify identity matches

  • Favorable references from current and previous landlords

  • Applicants should not have criminal convictions for crimes considered harmful to people or property (Unless exempted by local law) and must have a favorable legal history. Blanket bans are prohibited. Consideration will be limited to specific types of criminal convictions that are directly-related to potential risks to resident safety or property. An individualized assessment will be used and a reasonable lookback period will be applied. Applicants will be notified of the opportunity to provide mitigating evidence.

  • A fully completed and signed rental application for each applicant 18 years or older

Required Documents: Please submit the following with your completed application to rent.

  1. Photo ID: All applicants must provide photo identification and Social Security card. Acceptable photo identifications include, but not limited to: state issued identification card or driver’s license; passport, any other government issued photo identification (Note: Military ID cards may not be copied). If the applicant has a vehicle a driver’s license is required. 

  2. Proof of Income:

    1. Three recent pay stubs for employees; three recent 1040 tax forms for self-employed; for applicants that want other income sources considered, provide what proves your income, child and/or spousal support payments, proof of social security income, disability or other government income, proof of retirement or trust fund account, three months from both savings and checking account bank statements with any privacy redactions, etc.

    2. Combined gross monthly income of all lease holders must be at least 3 times the monthly rent that is due for them. INSTRUCTIONS FOR ONLINE APPLICANTS: Please download your pay stubs and bank statements directly from their respective web sites, we will only accept them in that format. We will run the documents through sophisticated software that can detect fraudulent documents. 

  3. Proof of Auto Insurance

    1. If the applicant has a vehicle, proof of current auto insurance is required. 

  4. Application Fee:

    1. An application fee (cash, money order, cashier’s check or PAYPAL @ToniKlewenhagen ) in the amount of $27 for the purpose of obtaining tenant screening reports is required for EACH application. 

  5. Proof of Renter’s Insurance: Prior to move-in, you must provide the Declaration Page showing:

    1. Liability Coverage Amount: $100,000

    2. Policy equal to or greater than the term of the lease

    3. The property owner and address added as Additionally Insured and Interested Party

We need an application filled out by each person over 18 who will be living in the house. 

On the website, you can choose to either:

  1. Download the Application PDF, print it out, fill it out and make copies of all required documents.

    1. Put all of the papers together, make sure they’re signed on pages 3, 4, 5, 6, 7, 9 and attach cash or money-order for $27 for each applicant.

    2. Call the Manager, Toni at 760-223-5296 to schedule a time to meet at the house to drop everything off.

  2. Use the Online Application form and Upload all required documents to the Google Forms Document Upload Zone, and pay the application fee using Paypal.

WHEN YOU ARE APPROVED:

We will meet to sign the rental documents at the house. 

All of the total move-in money is due at that time. MOVE-IN HAPPENS WHEN ALL FUNDS ARE CLEARED AT OUR BANK.
